Tenant Charges

To move into a property you are required to pay

  • Holding deposit. 1 weeks rent. This will be required to secure the property while your references are being carried out. This will be credited against the first month's rent.
  • Security deposit. Equivalent to 5 weeks rent. This will registered in the approved government scheme the DPS.
  • Rent (Your holding deposit will be credited against this amount)
  • If you have pets then prior permission will have to be granted. Pets must be declared before you pay your holding deposit.

Default fees & charges

  • Lost Keys / Security Devices - Replacements are charged at a reasonable cost.
  • Rent Arrears - After 14 days 3% interest will be charged above the Bank of England base rate.
  • Surrender of Tenancy - If the Landlord agrees that the Assured Shorthold Tenancy can end before the end final date, then the tenant will be charged rent up until the new tenancy start date and the cost to re-let the property which is 84% (inc vat) of 1 months rent.
  • Variation of tenancy - £50inc vat per variation
  • Damages - Pay reasonable cost of making good or compensating the landlord for any damage to the property or the furniture or fixtures or anything else for which you may be responsible which is not caused by fair wear and tear. This does not include any damage resulting from our failure to carry out any repairs for which the landlord is responsible.

Further information

Once you have paid your holding deposit you will have 15 days to complete your reference checks.

The holding deposit is non-refundable for the following reasons

  • if you fail the reference checks causing the landlord to not want to proceed with the tenancy
  • If you withdraw your application from the property
  • If you don't complete your reference checks within 15days of the date the holding deposit is paid
  • You don't pay the balance of your security deposit or first month's rent when requested
  • You don't take all steps necessary to sign your tenancy agreement within the time agreed
